New listings in coastal northern suburbs remain well below their 2019 levels, keeping competition between buyers elevated.
The practical advice for anyone watching Sorrento is to move faster than feels comfortable. Properties priced between $950,000 and $1.3 million, the corridor where most three-bedroom homes with renovation potential sit, are attracting multiple offers. Buyers who insist on a full 14-day due diligence clause in standard form are losing to those who have already completed building inspections on comparable neighbouring properties and can move within five business days. Pre-approval from a lender familiar with Perth's current valuation climate, rather than a national big-four bank using east-coast comparable data, has also become a practical differentiator in offer negotiations.
Sorrento is not an undiscovered suburb. But at this point in the cycle, the smarter question is not whether the market has already moved, it clearly has, but whether the next 18 months will look more like 2024 or more like the post-boom correction that never quite arrived.
